GLENS FALLS — The real estate arm of Bonacio Construction will open an on-site sales office in early December at its new 14 Hudson mixed-use complex in downtown.

“We’re ready for business,” said Tony Bonacio, project manager, on Tuesday, during a tour of the complex still under construction on Hudson Avenue, next to Glens Falls Hospital.

The complex is set to open in early May.

Bonacio, brother of developer Sonny Bonacio, said company real estate representatives are in discussion with a bank, a couple of restaurants, physicians and a day care center about commercial leases. “We’re working with several different tenants now to fit up space,” he said.

Joann Potrzuski Cassidy, a broker with Julie & Co., the commercial real estate arm of Bonacio Construction, said some space is leased, but would not say how much or identify tenants because the information might discourage recruitment of other prospects. “We’re not releasing who’s already signed up yet,” she said. “We don’t want to deter anyone from knocking on our door.” A grocery store is not among the prospects at this point, she said. “It hasn’t been taken off the list. It’s still an option,” she said.

Bonacio Construction of Saratoga Springs and Galesi Group of Schenectady are developing the five-story complex at the intersection of Hudson Avenue and School Street, between the hospital and Pizza Hut. The first floor has space for up to eight retail and commercial tenants and a portion of the second floor has space for professional offices. The second through fifth floors will have 87 one-, two- and three-bedroom apartments, with rents ranging from $1,150 to $1,825 per month. Tenants can choose between views of West Mountain, the Hudson River or Centennial Circle with St. Mary’s Roman Catholic Church and the upper floors of St. Mary’s/St. Alphonsus Regional Catholic School in the distance. The complex has a shared fitness room, media room and social area.

The basement will have 30 underground parking spaces and secure storage areas for tenants. Other parking will be available outside the building and in the city-owned parking garage on Park Street. A landscaped walking path will connect the complex with the parking garage, Bonacio said. Four apartments had been leased as of Monday, and another 22 people were on a list of those who had expressed interest but had not signed leases, said Laura Hogan, director of property management for West Side Management, the residential leasing arm of Bonacio Construction. “The residential side is basically as we expected,” she said. Those inquiring about apartments are primarily either people who already live in the Glens Falls area or local employers that are hiring new employees from outside the area, she said. A construction trailer at the site is being renovated to function as a sales office.
